Manila, Philippines

The City of Manila is the capital of the Philippines and the center of government in the country. Aside from housing Malacanang Palace, the home of the president, Manila also houses many companies from different industries.

KMC has the largest network of serviced offices and flexible office space in the entire Philippines. We have private offices, coworking spaces, and even swing space. If you seek to establish your business operations in the Philippines' capital, trust that KMC can put you in a space that fits your pace.

Manila is the second most populous city proper in the Philippines, with more than 1.6 million inhabitants. Only nearby Quezon City, the country's former capital, is more populous. Manila is also currently included in the roster of global cities of the world.

Modern shopping malls dot the city especially in the areas of Malate and Ermita. SM City Manila, part of the country's largest chain of malls, stands behind the Manila City Hall, while the original SM Department store still operates in Carriedo in Sta. Cruz. SM City Sta. Mesa, on the other hand, is located northeast of the city in Sta. Mesa close to the Quezon City-San Juan boundary. One of the popular malls that lies at the heart of Manila is Robinson's Place Ermita. In the southern part of the city in Malate district is Harrison Plaza, one of the city's oldest shopping malls.

Despite the fact that most foreign and local companies now prefer to be located in Makati, there are still a lot of good private office spaces in Manila for rent. It is a good business center for any company, and startups have a place in one of Manila's coworking spaces inside flexible offices as well.

Manila Office Space Market

We released a 4Q/2017 report containing the progress of the Manila workspace submarket which covers everything from private rooms in serviced offices to coworking spaces inside of flexible office spaces. Classified under the Bay Area  submarket which welcomed 214,200 sq m of gross leasable area (GLA) in 2017, the submarket's vacancy rate remained at a low 3.9% by the end of the year which was buoyed by a more diverse occupier market.

The Bay Area also enjoyed the highest rental growth among submarket in 4Q/2017 at 6.4% YoY resulting from increased market demand from POGOs. Moreover, our projections for 2018 see around 140,600 sq m of office space to come online from different developers in the Bay Area.

Despite this, vacancies are expected to  remain in single-digits at around 8.4% as the POGO sector sustains demand.
