Quezon City, Metro Manila

Quezon City, or "QC" as the locals would call it, is the former capital and most populous city in the Philippines. It is one of the cities that make up Metro Manila, and is also a major business hub for many companies. In fact, Quezon City is a combination of public and private institutions because it houses many government offices. It also has a vibrant nightlife, with the Tomas Morato area offering numerous dine-and-drink options in the area.

Quezon City Office Space Market 

We found that the Quezon City office space market, which includes available private rooms inside serviced offices, along with coworking spaces in flexible offices, displayed improved conditions after the quick absorption of the new office tower in Vertis North. Despite this, however, the overall vacancy rate in the submarket remains the highest among the submarkets that we cover.  

Rental growth in the region also improved correspondingly with an increase in market absorption in the second half of 2017. Average rents recovered by 1.1% quarter-over-quarter to  Php 730.0 per sq m/ month in 4Q/2017, indicating a recovery from subpar rental performances in the past consecutive quarters.

We also foresee that the turnaround in market conditions in Quezon City may be short-lived, as the submarket is expected to initiate another 187,900  sq m of gross leasable area in 2018. While Quezon City's vacancy rate is forecasted to reach as high as 16.6%, occupier demand is expected to be sustained due to the excellent performance in Vertis North.
