The City of Manila is the capital of the Philippines and the center of government in the country. Aside from housing the  Malacanang Palace, the official residence of the president, Manila also houses many companies from different industries.  

Manila is the second most populous city proper in the Philippines, with more than 1.78 million inhabitants. Only nearby Quezon City, the country's former capital, is more populous. Manila is also currently included in the roster of global cities of the world.  

Modern shopping malls dot the city especially in the areas of Malate and Ermita. SM City Manila, part of the country's largest chain of malls, stands behind the Manila City Hall, while the original SM Department store still operates in  Carriedo in Sta. Cruz. SM City Sta. Mesa, on the other hand, is located  northeast of the city in Sta. Mesa close to the Quezon City-San Juan boundary. One of the popular malls that lie at the heart of Manila is Robinson's Place Ermita. In the southern part of the city in Malate district is Harrison Plaza, one of the city's oldest shopping malls.  

The Bay Area emerged to be one of the key business districts in the country. It now offers premier spaces in  DoubleDragon Plaza and  RiRance Corporate Center. It is a good business center for any company and startups especially for the Business Process Outsourcing and Offshoring industries. 

Manila Office Space Market    

Conditions in the Bay Area have remained very tight despite the introduction of Three E-Com, which added 62,000 sq m of leasable space. The vacancy rate was kept low at 0.9% of the total stock.  

Rents have begun to further accelerate in the thriving submarket which grew by 11.5% YoY and 6.5%  QoQ in 2Q/2018. Given the current market conditions, we still foresee rental growth to be above Metro Manila's average in the coming quarters.   

Market demand has been able to keep vacancies at a very low level due to the dominance of the POGO sector. The submarket's 12-month pipeline is very substantial at 186,100 sq m of GLA, but we anticipate the low vacancy rate to hold until next year. In addition, the Bay Area saw the re-emergence of the O&O sector in 2Q/2018 which was on the sidelines since 2017.
