The City of Manila is the capital of the Philippines and the center of government in the country. Aside from housing the  Malacanang Palace, the official residence of the president, Manila also houses many companies from different industries.

One of the popular malls that lie at the heart of Manila is Robinson's Place Ermita. In the southern part of the city in Malate district is Harrison Plaza, one of the city's oldest shopping malls.

The Bay Area's vacancy rate marginally increased to 0.6% amid the additional  35,200  sq m from Filinvest Land and  Estopace Properties. The budding district had an excellent year with net absorption  of 180,300  sq m exceeding new supply of 163,500  sq m.  

This trend is forecasted to continue as rental rates show strong growth with 10.0% YoY surge during the quarter.  

Conditions in the Bay Area have been consistently tight and may continue to be steady throughout 2019 due to demands from the POGO sector. However, conditions may ease this year as this sector enters newer locations such as Alabang and the Makati Fringe.
