We discovered highly positive results for the Muntinlupa office space market in our Metro Manila office briefing for 4Q/2017. Classified under Alabang, Muntinlupa experienced a record additional office space value of around 89,900  sq m of new stock in 2017, showing vast potential for new private spaces and coworking spaces inside flexible offices.

Despite the significant inflow of supply, the vacancy rate increase only clocked in at 2.2% at the end of the year compared to 1.7% in 4Q/2016.  Rental rates also remained affordable despite the submarket's remarkable performance. Rents grew by 3.0% YoY in 4Q/2017 as the year ended with an average rate of  Php 637.8 per sq m / month.

Forecasts for 2018 state that another 88,400 sq m of gross leasable area (GLA) is on the way, but there may also be a minimal effect on the vacancy rate given the robust occupier demand in 2017.
