Quezon City, Metro Manila
Quezon City, or "QC" as the locals
would call it, is the former capital and most populous city in the
Philippines. It is one of the cities that make up
Metro Manila and is also evolving to become a
major business hub for many companies. In fact, Quezon City is a
combination of public and private institutions because it houses
many government offices. It also has a vibrant nightlife, with the
Tomas Morato area offering numerous
dine-and-drink options in the area.
QC, just like many of Metro Manila's
other cities, houses numerous malls and other points of interest.
The commercial center of the city is in Cubao, where many shopping
malls such as Gateway and Ali Mall are located, together with a
farmer's plaza and farmer's market that sells fresh food. The
Araneta Coliseum is also located in Cubao, a major venue for
concerts and sports events.
Major universities such as the
University of the Philippines, Diliman and Ateneo de Manila
University are located
City. The Batasang Pambansa, along with the seat of the House of
Representatives, is also inside the city. Major
television companies such as TV5, ABS-CBN, GMA Network, NBN,
RPN, UNTV, NET 25 and IBC are all based in
Quezon City as well.

Without any new office completions,
the vacancy rate rose to 8.7% in Quezon City after the expiration
of several contracts in the submarket. With the relatively high
vacancy rate persisting in the previous quarters, rental growth
continued to struggle after declining 0.6% QoQ to PHP 749.0 per
sq m / month.
Conditions in the
submarket are not
expected to improve
in the coming quarters. With as much as 150,100 sq m expected to be completed in
4Q/2018, we believe the vacancy rate will spike as high as 16.2% by
end-2018 and remain in double digits throughout 2019.
